House Rules & Policies
We’re excited to host you at Lake Luxe! To ensure a smooth experience from booking to checkout, please review the following details.
Guest Access
Guests have full access to the entire home and all available amenities within The Hideout community once registration is approved. The home features secure keypad entry for a seamless self check-in experience.
As part of a gated community, all guests must complete a mandatory HOA pre-registration prior to arrival. Gate access will not be granted without this step, so we recommend completing it as soon as your booking is confirmed.
Booking Requirements
• Primary guest must be at least 25 years old
• Check-in: 4:00 PM | Check-out: 10:00 AM
• Bookings made within 48 hours of arrival may incur a $100 rush registration fee
• Reservations are not finalized until HOA registration is completed. Please ensure you’ve signed it here.
Guest Capacity
• The home accommodates up to 15 guests
• The base rate includes up to 12 guests
• Additional $30/per person, per night fees apply for guests 13–15 to cover extra linens and upkeep for larger groups.
Visitors & Events
• Only registered guests are permitted on the property
• A maximum of 2 visitors is allowed with at least 24-hour advance notice
• Parties, events, and unauthorized gatherings are strictly prohibited
Community Access & Amenities
• Access to community amenities (pools, lake, etc.) is subject to seasonal hours and weather conditions
• Guests are responsible for any admission fees or on-site purchases
• Nine (9) guest passes are provided; a $100 replacement fee applies for lost or unreturned passes
Property Standards
• This is a strictly pet-free, allergy-friendly home
• No smoking or vaping inside or within 50 feet of the property
• Guests are expected to respect the home, furnishings, and surrounding community
Trash & Cleanliness
• All trash must be taken to the designated community disposal site
• Do not leave trash outside the home
• A $50 fee may apply for trash left behind or improper disposal
Hot Tub Guidelines
Our 7-person hot tub is one of the highlights of the home — perfect for relaxing after a day of exploring.
Our 7-person tub reheats at 1 degree per hour. Please allow for a 12-hour recovery period after late-night use to ensure it reaches optimal temperature for the next day.
Proper swimwear is required (no cotton or street clothes).
Use is permitted 10:00 AM - 10:00 PM to respect our tranquil Hideout community.
A professional service maintains the tub weekly. Please do not add any outside chemicals or scents to the water.
A digital safety waiver must be signed via our guest portal prior to arrival.
HostCo Guest Services

Safety, Security & Responsibility
• Exterior security cameras monitor entry points, driveway, and outdoor areas (no indoor cameras)
• Noise monitoring devices are in place to help maintain community quiet hours (no audio recording)
• Guests are responsible for any HOA fines, violations, or penalties incurred during their stay
Security Deposit
• A $500 refundable security deposit is required for all stays
• This is released within 14 days after checkout, provided no damages or violations occur
Lost & Left-Behind Items
• Please double-check the home before checkout, as re-entry is not permitted once your stay ends
• We are not responsible for lost or forgotten items
• If found, items may be returned at the guest’s expense (shipping + $25 handling fee)
• Unclaimed items will be held for up to 7 days before being donated or discarded
Nature & Wildlife
Our home is located in a peaceful, wooded setting — part of what makes it so special.
• You may encounter insects (ants, spiders, beetles) despite regular pest control
• Wildlife such as deer or raccoons may be present
• Please store food securely and dispose of trash promptly
• Natural elements are not grounds for refunds
Environmental Stewardship
We are committed to preserving the beauty of the surrounding environment. Guests are encouraged to follow recycling and waste guidelines provided in the home.
Winter Weather & Snow
During winter months, conditions can change quickly. Please plan accordingly for a safe and comfortable stay.
• Light snowfall (3 inches or less): guests may clear walkways and decks using provided shovel and salt
• Heavy snowfall (4+ inches): a professional service will clear driveway and main areas
• Guests may be asked to move vehicles during snow removal
• Wooded areas may be slippery or icy — please use caution
• AWD/4WD vehicles are strongly recommended during winter stays
